South Carolina gives new residents real deadlines, and one of these items is worth thousands of dollars a year. Do these first.
South Carolina taxes owner-occupied homes at a 4% assessment ratio instead of the 6% investors pay — but it is not automatic. You must apply with the Charleston County Assessor after closing on your primary residence — the county offers both an online application and a paper form (mail or in person). New residents have 45 days to register vehicles. The order matters: pay your vehicle property tax at the Charleston County Auditor first, then take the paid receipt to the SCDMV to register.
Permanent new residents must apply for a South Carolina license or ID at the SCDMV within 45 days of moving — the same window as your vehicle registration, so most people knock out both in one trip.

Mount Pleasant runs roughly north–south along Highway 17. The farther south (toward the Ravenel Bridge), the older, more established, and generally pricier; the farther north, the newer the construction.
Old Village — the historic heart of town: oak-lined streets, Pitt Street shops, sunset walks on the Pitt Street Bridge. One of the most sought-after (and priciest) addresses in Mount Pleasant.
I'On — a walkable, new-urbanist neighborhood with parks, lakes, and its own restaurants. Front porches everywhere.
Shem Creek & the Coleman corridor — condos and townhomes near the town's restaurant row. If you want to walk to dinner and the water, this is it.
Snee Farm, Longpoint & Belle Hall — established neighborhoods with mature trees, close to I-526 for commuters, with some of the most convenient shopping in town.
Park West & Dunes West — big master-planned communities with pools, trails, tennis, and golf. A magnet for families.
Carolina Park — one of the newest large developments in town: new construction, new schools, and fast-growing amenities nearby.
Rivertowne, Hamlin Plantation & Charleston National — marsh views, golf, and a little more breathing room.
One honest traffic note: nearly everything moves along Highway 17 and I-526, and bridge traffic is real at rush hour. Test-drive your commute at 8 a.m. before you fall in love with a listing.
Schools are one of the biggest reasons families choose Mount Pleasant. The town is served by the Charleston County School District, with elementary and middle schools feeding two large public high schools — Wando High School and Lucy Beckham High School — plus Oceanside Collegiate Academy, a public charter option. School attendance zones shift as the town grows, so confirm zoning for any specific address directly with the district before you buy or sign a lease.
Downtown Charleston: over the Ravenel Bridge — 10–20 minutes outside rush hour
The beach: Isle of Palms and Sullivan's Island are 10–15 minutes from most of town
Charleston International Airport (CHS): roughly 25–35 minutes via I-526
Walking & biking: the Ravenel Bridge has a dedicated pedestrian/bike lane — walking "the bridge" is a rite of passage

Technically yes — it sits directly across the Cooper River from downtown Charleston. But with about 96,500 residents, its own restaurant scene, and its own identity, it feels like a town in its own right. Locals say "East Cooper."
About 10–15 minutes. Isle of Palms and Sullivan's Island are both just over the connector bridges, and many residents keep beach chairs permanently in the trunk. One caveat: summer beach traffic is real. Locals head over early in the morning — plan around it and you're fine.
